REAL ESTATE / MUMBAI
2020

Homebuyers want reassurance more than efficiency.
While this was a short project, the takeaway left an impressionable mark. 2020 With almost 3 decades of presence in the locality, their broking business had grown on trust, and personal relationships. They wanted to expand & reduce their involvement in the process. Their brief was simply – let’s digitise what we can. But, the pressure to “go digital” was not coming from neighbourhood brokers – it was coming from platforms like housing . com, who were reshaping the category with polished digital ecosystems. Essentially, these weren’t competitors in the traditional sense; they were parallel systems built without physical presence. They realised that real estate was no longer only about property – it was becoming about process credibility. Yet their customers were not asking for dashboards. They were asking for reassurance. The trust built through years of offline relationships could not be replaced by a listing platform. As a result, the work focused on digitising storage & operations rather than relationships. In decisions as intimate and consequential as buying a home, people are not searching for efficiency alone. They are searching for someone to stand with them while they decide. The team’s overwhelm came from the fact that their backend operations hadn’t grown with their front end sales growth. Solutions are often simpler than imagined.
